Right now, there are more homes on the market than there has been since 2011!!! What does this mean? If you are going to list your home, you need to go the extra mile to stand out among the crowd and get your home sold.
Here are my top 5 things to do before putting your home on the market:
1. Enhance Curb Appeal
First impressions matter! Mow the lawn, add fresh mulch, clean walkways, and give your front door a quick refresh. This may include repainting or staining the front door, power washing the front porch, cleaning the windows, and adding in new flowers in bright colors.
2. Declutter & Depersonalize
Less is more. Clear out personal items and extra furniture so buyers can envision themselves living in the space. Remove any photos or signs with your name on it and hang generic artwork instead or leave clean. Our goal is to look like a staged home. I highly recommend having floors cleaned in closets. Having boxes stacked in the garage is okay, but having closets busting at the seams gives the impression the home doesn't have enough storage available.
3. Make Minor Repairs
Fix anything broken—leaky faucets, squeaky doors, chipped paint, replace burned out lightbulbs. Small issues can turn buyers away. Have your HVAC company come and service the HVAC units and give them a clean bill of health, this is such a concern of most all buyers, having these checked before we go on the market can help us sell your home faster.
4. Deep Clean Everything
A spotless home shows better. Pay special attention to kitchens, bathrooms, windows and floors. Consider a professional deep cleaning to really make the home look and feel spotless! They will clean baseboards, blinds and more. Clean doors, front and back porches, gutters, vacuum air vents and returns. Change air filters and label the electrical panel.
